One of the most common questions I hear from buyers today is simple:

"Should I buy now, or should I wait?"

It's a fair question. Mortgage rates remain higher than they were just a few years ago, inventory has increased across Southwest Florida, and many buyers are wondering if prices will fall further.

The truth is that timing the real estate market is incredibly difficult. Instead of trying to predict the perfect moment, it's often better to understand what today's market actually offers—and whether it aligns with your goals.

Buyers Have More Choices Than They've Had in Years

Just a couple of years ago, buyers were competing against multiple offers, waiving contingencies, and often paying well above asking price.

People continue relocating here for:

While the market naturally experiences cycles, the long-term demand for Southwest Florida continues to support home values.

Final Thoughts

Trying to predict exactly where mortgage rates or home prices will be six months from now is nearly impossible.

Instead, focus on what you can control:

  • A smart negotiation strategy
