Fort Myers Beach, FL Homes for Sale & Living Guide
Buying or selling a home in Fort Myers Beach means working on Estero Island, a barrier island on the Gulf with about seven miles of beach, in a town that is still rebuilding after Hurricane Ian made landfall there in September 2022. Many properties are newly built, rebuilt or vacant lots, so elevation, permits, flood insurance and the home's construction date matter more here than almost anywhere else. I'm Frank Glaab, P.A., a Realtor with Epique Realty, and I help buyers and sellers across Fort Myers Beach and Cape Coral.

Where is Fort Myers Beach?
The Town of Fort Myers Beach, incorporated in 1995, is on Estero Island off the Southwest Florida coast. Its beach stretches about seven miles along the Gulf, with Estero Bay on the back side of the island (Town of Fort Myers Beach).
What types of homes are in Fort Myers Beach?
- Condominiums.
- Single-family homes, including canal homes and newer elevated construction.
- Vacant lots.
On older homes, ask about storm damage, repairs and permits. On newer homes, ask for the elevation certificate.
Is there waterfront and boating in Fort Myers Beach?
Yes. The island sits between the Gulf and Estero Bay, and many bay-side and canal homes have docks. The Town's FEMA repair list includes a mooring field. Check the route, depth and bridge clearances for any specific address.
What should I know about flood zones and insurance in Fort Myers Beach?
- Look up the FEMA flood zone for each address on the FEMA Flood Maps. If a home is in a Special Flood Hazard Area (zones such as A, AE or V/VE) and you use a federally backed mortgage, flood insurance is required (FEMA).
- Starting Jan. 1, 2027, Citizens homeowners policies that include wind coverage must also carry flood insurance, regardless of flood zone, with limited exemptions (Citizens Property Insurance).
- 50% rule: in a Special Flood Hazard Area, improvements or repairs of 50% or more of a building's market value generally require bringing the whole building up to current flood rules (a general FEMA floodplain rule). Ask the Town building department how it applies to a specific property.
- Ask the seller for any elevation certificate, wind-mitigation report, roof age and prior claims history, and get insurance quotes during your inspection period, not after.

For any home, ask what was damaged, what was repaired, and whether permits were finaled.
