Relocating to Cape Coral, FL: What to Know Before You Move

Before relocating to Cape Coral, know that you should budget for both wind and flood insurance, that a home may have city water and sewer or a well and septic depending on where it is, and that Florida has no state income tax but does have property taxes and hurricane season to plan for. What does it cost to live in Cape Coral?

  • Median value of an owner-occupied home: $373,500 (U.S. Census Bureau QuickFacts, American Community Survey 2020-2024, checked Oct. 2, 2026). Today's prices differ.
  • Median monthly owner costs: $1,917 with a mortgage and $742 without one. Median gross rent: $1,858 a month (Census QuickFacts, ACS 2020-2024).
  • No state personal income tax. Florida doesn't tax individual income (Florida Department of Revenue).
  • Sales tax is 6.5% in Lee County: Florida's 6% plus Lee County's 0.5% surtax (Florida Department of Revenue, Form DR-15DSS, calendar year 2026).
  • Bridge tolls. The Cape Coral and Midpoint bridges into Fort Myers cost $2.00 for a two-axle car, and the Sanibel Causeway costs $6.00. Pay-by-plate adds a $3 fee that a transponder avoids (Lee County LeeWay, checked Oct. 2, 2026).

How do homeowners and flood insurance work in Cape Coral?

Plan on two policies. Homeowners policies don't cover flooding, so flood is a separate policy (City of Cape Coral, Flood Protection page, checked Oct. 2, 2026).

  • Citizens' flood rule reaches every wind policy on Jan. 1, 2027. Under F.S. 627.715, Citizens Property Insurance has phased in a flood requirement. Homes in FEMA high-risk zones have needed it since 2023, and homes outside those zones were added by dwelling value: $600,000 and up in 2024, $500,000 and up in 2025, and $400,000 and up in 2026. From Jan. 1, 2027, every Citizens home policy that includes wind coverage must also carry flood insurance, regardless of value or zone. Condo unit-owner, tenant and wind-excluded policies are exempt (Citizens, citizensfla.com/flood, checked Oct. 2, 2026).
  • Mortgage rule. If the home is in a FEMA Special Flood Hazard Area (zones A, AE, V or VE), a federally backed mortgage requires flood insurance (FEMA).
  • Cape Coral's flood discount. The city's Class 5 rating in FEMA's Community Rating System gives NFIP policies a 25% discount in A, AE and V zones and 10% in Zone X (City of Cape Coral, checked Oct. 2, 2026).
  • 30-day wait. A new NFIP policy generally takes 30 days to take effect, so get quotes early.
  • Inspections insurers ask for. Citizens requires a four-point inspection (roof, electrical, plumbing and HVAC) for home applications on properties more than 20 years old. Shingle roofs over 25 years old and tile or metal roofs over 50 years old need proof of at least five years of remaining life (Citizens, Inspections page, checked Oct. 2, 2026). A wind mitigation inspection on Florida's form OIR-B1-1802 documents features like roof straps and opening protection that can earn premium discounts (Florida Office of Insurance Regulation).

How should I prepare for hurricanes, and what do building codes require?

The Atlantic hurricane season officially runs June 1 through Nov. 30 (NOAA National Hurricane Center).

  • Code era. The current Florida Building Code, 8th Edition (2023), took effect Dec. 31, 2023 (Florida Building Commission). Ask for the year built and permit history for the roof, windows and additions.
  • Impact protection. In areas the code maps as wind-borne debris regions, new construction needs impact-rated windows and doors or approved shutters (Florida Building Code, Sec. 1609.2).
  • Elevation. FEMA's current flood maps for Lee County took effect Nov. 17, 2022. In Cape Coral's high-risk zones, a home is considered flood compliant when its floor is at least 1 foot above the base flood elevation. In those zones, improvements or repairs costing 50% or more of the structure's value require bringing the whole building up to current flood rules (City of Cape Coral, Flood Protection page).
  • Elevation certificate. You can look up flood zones and existing elevation certificates on the city's Forerunner portal. Homes built before 1993 may not have one on file (City of Cape Coral).
  • Your evacuation zone. Lee County issues evacuation orders by zone, so look up the zone for any address you're considering.

Will my home have city water and sewer, or a well and septic?

It depends on location. Cape Coral started out on septic tanks and shallow wells, and the city's Utilities Extension Project (UEP) has been replacing them with city water, sewer and irrigation (reclaimed water) lines. The city has extended utilities to nearly all of Cape Coral south of Pine Island Road and is now working north (City of Cape Coral, UEP page, checked Oct. 2, 2026).

  • Assessments. UEP construction is paid for by special assessments on each lot. Combined charges for water, sewer, irrigation and the capital facility expansion fee can total more than $30,000 per lot, depending on the project area. If an owner doesn't prepay, the balance is financed and billed on the property tax bill as a non-ad valorem assessment. Check the tax bill and the City of Cape Coral UEP page for a specific property.
  • Work in progress. In the North 1 area, the city began issuing notices to proceed in December 2025 and expects construction to finish by the end of 2027 (City of Cape Coral, North 1 UEP page).

For any home, ask whether it has city utilities, whether an assessment is still on the tax bill, and whether a UEP project is planned.

How far is Cape Coral from the airport, Fort Myers and the beaches?

Approximate driving distances and no-traffic drive times from Cape Coral City Hall (1015 Cultural Park Blvd), from OpenStreetMap routing, checked Oct. 2, 2026:

  • Southwest Florida International Airport (RSW): about 20 miles, about 35 minutes
  • Downtown Fort Myers (River District): about 8 miles, about 17 minutes
  • Fort Myers Beach Pier: about 17 miles, about 35 minutes
  • Sanibel Lighthouse: about 22 miles, about 45 minutes, plus the $6 Sanibel toll

Cape Coral covers about 106 square miles (Census), so times vary by address, and winter traffic adds more. Drive your commute at rush hour before you decide.

How do property taxes and the homestead exemption work?

If the home is your permanent residence, apply for the homestead exemption with the Lee County Property Appraiser:

  • Up to $50,000 off assessed value. The first $25,000 is exempt from all property taxes, and an additional $25,000 applies to assessed value above $50,000 for non-school taxes. That second amount now adjusts for inflation (Lee County Property Appraiser, checked Oct. 2, 2026).
  • Deadline: March 1. You must own the home and live in it as your permanent residence on Jan. 1 of the tax year (Lee County Property Appraiser).
  • Save Our Homes cap. Starting the year after the exemption is granted, increases in assessed value are capped at 3% or the CPI, whichever is lower. Non-homestead properties are capped at 10% a year. Assessed value resets to market value after a sale, so the seller's tax bill isn't a guide to yours.

Amendment 3 is on the Nov. 3, 2026 ballot. If at least 60% of voters approve it, it would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the non-homestead cap from 10% to 5%. People who aren't Florida residents on Dec. 31, 2026 would get the current exemption at first and the larger one starting in their fifth year of exemption (Florida Division of Elections, checked Oct. 2, 2026).

How do I buy a home in Cape Coral from out of state?

  1. Get preapproved and get insurance quotes first, so your budget includes wind and flood premiums.
  2. Shortlist and tour remotely. I'll do live video walkthroughs and pull each home's flood zone, roof age, utility status and any UEP assessment.
  3. Order the right inspections: a general home inspection, a four-point and wind mitigation inspection for insurance, a roof inspection if the roof is older, well and septic checks if the home isn't on city utilities, and a seawall and dock inspection for any canal home.
  4. Bind insurance before closing. Remember the 30-day NFIP waiting period.
  5. Close remotely if you need to. Florida has allowed remote online notarization since Jan. 1, 2020 (F.S. Chapter 117, Part II). Your lender and title company decide which documents qualify.
  6. Verify wiring instructions by phone with the title company, using a number you already know, before you send any funds.
  7. After you move, get a Florida driver's license at your new address and file for homestead by March 1.
