- Look up the FEMA flood zone for each address on the FEMA Flood Maps. If a home is in a Special Flood Hazard Area (zones such as A, AE or V/VE) and you use a federally backed mortgage, flood insurance is required (FEMA).
- Starting Jan. 1, 2027, Citizens homeowners policies that include wind coverage must also carry flood insurance, regardless of flood zone, with limited exemptions (Citizens Property Insurance).
- Ask the seller for any elevation certificate, wind-mitigation report, roof age and prior claims history, and get insurance quotes during your inspection period, not after.

Hurricane Ian badly damaged the Naples Pier on Sept. 28, 2022, and the City of Naples decided to replace the whole structure. See the city's Naples Pier Rebuild Project page for the current schedule. For any coastal home, ask about storm damage, repairs, permits and elevation.
Atlantic hurricane season runs June 1 to Nov. 30 (NOAA). Look up the evacuation zone for any address with Collier County Emergency Management.
