Estero, FL Homes for Sale & Living Guide
Buying or selling a home in Estero means working in the Village of Estero, a Lee County municipality created in 2014 between Fort Myers and Bonita Springs, where much of the housing is in planned, gated and golf communities. HOA and club fees, community rules and flood zone are usually the biggest variables between homes. I'm Frank Glaab, P.A., a Realtor with Epique Realty, and I help buyers and sellers in Estero and across Southwest Florida.

There is some, mostly along the Estero River, which reaches Estero Bay. Many Estero homes sit on lakes in planned communities instead of navigable water. Confirm whether a "waterfront" listing actually has boat access.
What should I know about flood zones and insurance in Estero?
- Look up the FEMA flood zone for each address on the FEMA Flood Maps. If a home is in a Special Flood Hazard Area (zones such as A, AE or V/VE) and you use a federally backed mortgage, flood insurance is required (FEMA).
- Starting Jan. 1, 2027, Citizens homeowners policies that include wind coverage must also carry flood insurance, regardless of flood zone, with limited exemptions (Citizens Property Insurance).
- Ask the seller for any elevation certificate, wind-mitigation report, roof age and prior claims history, and get insurance quotes during your inspection period, not after.
Atlantic hurricane season runs June 1 to Nov. 30 (NOAA). Look up the evacuation zone for any address with Lee County Resident Information Lookup (evacuation and flood zones).
