Fort Myers, FL Homes for Sale & Living Guide

Buying or selling a home in Fort Myers means working in Lee County's historic riverfront city on the south side of the Caloosahatchee River, across the river from Cape Coral. Housing includes single-family homes, condos and homes in HOA communities, so flood zone, insurance cost and community fees can vary a lot from one address to the next. I'm Frank Glaab, P.A., a Realtor with Epique Realty, and I help buyers and sellers across Fort Myers and Cape Coral.

Where is Fort Myers and what is the city like?

The City of Fort Myers is the county seat of Lee County and sits along the Caloosahatchee River. Its downtown, the River District, has restaurants, galleries and events near the riverfront. Many addresses with a "Fort Myers" mailing address are actually in unincorporated Lee County, not city limits, so check jurisdiction for permits, taxes and flood-insurance discounts.

What types of homes are in Fort Myers?

  • Single-family homes.
  • Condominiums, villas and townhomes.
  • Homes in HOA communities, where fees and rules should be reviewed.

Is there waterfront and boating in Fort Myers?

Yes. The Caloosahatchee River connects to San Carlos Bay and the Gulf, and some neighborhoods have riverfront or canal lots. Boat access varies by address: check bridges, water depth and the actual route before you buy.

What should I know about flood zones and insurance in Fort Myers?

  • Look up the FEMA flood zone for each address on the FEMA Flood Maps. If a home is in a Special Flood Hazard Area (zones such as A, AE or V/VE) and you use a federally backed mortgage, flood insurance is required (FEMA).
  • Starting Jan. 1, 2027, Citizens homeowners policies that include wind coverage must also carry flood insurance, regardless of flood zone, with limited exemptions (Citizens Property Insurance).
  • Ask the seller for any elevation certificate, wind-mitigation report, roof age and prior claims history, and get insurance quotes during your inspection period, not after.

Atlantic hurricane season runs June 1 to Nov. 30 (NOAA). Look up the evacuation zone for any address with Lee County Resident Information Lookup (evacuation and flood zones).

What is there to do in Fort Myers?

  • Edison and Ford Winter Estates, the historic winter homes of Thomas Edison and Henry Ford on McGregor Boulevard beside the river.
  • The River District downtown for dining, galleries and events.
  • Easy drives to Fort Myers Beach, Sanibel and Cape Coral.
