Southwest Florida Flood Zone Map

Look up the FEMA flood zone for a property. Address search covers Lee County addresses (Cape Coral, Fort Myers, Fort Myers Beach, North Fort Myers, Lehigh Acres, Bonita Springs, Estero, Sanibel, Captiva, Pine Island and more). For other areas, click the map to check the FEMA flood zone at a point. Uses FEMA's live National Flood Hazard Layer and Lee County parcel records. This is not an official FEMA determination.

What the zones mean

Zones A, AE, AH, AO, A99 (Special Flood Hazard Area)
Areas FEMA maps as having a 1% or greater chance of flooding in any year (the "100-year" flood). Lenders generally require flood insurance on federally backed mortgages for buildings here.
Zones V and VE (coastal high hazard, also Special Flood Hazard Area)
Coastal areas with the 1%-annual-chance flood plus additional hazard from storm-driven waves. Stricter building requirements apply.
Zone X (shaded) / "0.2 PCT ANNUAL CHANCE FLOOD HAZARD"
Moderate flood hazard, between the 1% and 0.2% (500-year) annual-chance floodplains. Outside the Special Flood Hazard Area, but not risk-free.
Zone X (unshaded) / "AREA OF MINIMAL FLOOD HAZARD"
Outside the 0.2%-annual-chance floodplain on FEMA's map. Zone X does not mean no flood risk — many flood claims come from outside high-risk zones, and storm surge and heavy rain can affect any area.
BFE (Base Flood Elevation)
The modeled elevation floodwater is expected to reach in the 1%-annual-chance flood. Where the FEMA database does not carry a single static value for an area, this tool shows "Verification Required" — check the FIRM panel or an Elevation Certificate.
LOMR / LOMA
Letters of Map Revision/Amendment are official FEMA changes to the map. A LOMA usually applies to a specific property or structure and is not always reflected in map layers — check FEMA's Map Service Center.
