Lehigh Acres, FL Homes for Sale & Living Guide

Buying or selling a home in Lehigh Acres means working in a large unincorporated community in eastern Lee County, laid out in the 1960s as one of Florida's largest pre-platted subdivisions. Much of the housing is single-family homes on platted lots, with a lot of newer infill construction. Lee County, not a city, handles planning, and many homes use a private well and septic system. I'm Frank Glaab, P.A., a Realtor with Epique Realty, and I help buyers and sellers in Lehigh Acres and Cape Coral.

Where is Lehigh Acres?

Lehigh Acres is in unincorporated eastern Lee County (with a small part in Hendry County) and covers about 96 square miles. It began as a cattle ranch bought in the 1950s and was platted mostly into single-family lots in the 1960s, giving it more than 120,000 lots (Florida House bill analysis, 2015, quoting Lee County).

What types of homes are in Lehigh Acres?

  • Single-family homes on platted lots, from older homes to new construction.
  • Some duplexes.
  • Vacant lots for building.

Utilities: most developed home sites use a private well and septic system, while some areas near main roads have county water and sewer. Confirm for each address.

What should I know about flood zones and insurance in Lehigh Acres?

  • Look up the FEMA flood zone for each address on the FEMA Flood Maps. If a home is in a Special Flood Hazard Area (zones such as A, AE or V/VE) and you use a federally backed mortgage, flood insurance is required (FEMA).
  • Starting Jan. 1, 2027, Citizens homeowners policies that include wind coverage must also carry flood insurance, regardless of flood zone, with limited exemptions (Citizens Property Insurance).
  • Drainage in much of Lehigh Acres is managed by the East County Water Control District. Ask about lot grading and drainage, and look at the canal or swale behind the lot.
  • Ask the seller for any elevation certificate, wind-mitigation report, roof age and prior claims history, and get insurance quotes during your inspection period, not after.

Atlantic hurricane season runs June 1 to Nov. 30 (NOAA). Look up the evacuation zone for any address with Lee County Resident Information Lookup (evacuation and flood zones).
