Why Isn't My Home Selling?
12-Point Cape Coral Seller Checklist
1. Price vs. same-water-type comps
Compare with closed sales from the last 60–90 days that match Gulf access, freshwater or dry lot, plus bridges, pool and size.
2. Price-reduction history
Check whether past reductions moved you into a new buyer search bracket or just trimmed a little.
3. Condition
Paint, lighting, landscaping, pool clarity and cleanliness compared with homes in your price range.
4. Roof age & documentation
Have the roof age, permits, 4-point and wind-mitigation reports ready. Roof age affects insurability.
5. Seawall & dock
Gather the inspection, repair records and permits. Answer buyers' questions before they ask.
6. Photos & first image
Professional, bright photos and a floor plan. Drone and water views for canal homes.
7. Online reach
Video tour, clear water-access description and broad syndication for out-of-state buyers.
8. Showings vs. offers
Many showings and no offers points to price or condition. Few showings points to price or online presentation.
9. Showing feedback
Collect it, look for patterns and act on what keeps coming up.
10. Flood & insurance docs
Flood zone, elevation certificate, current premiums and storm-repair records with permits.
11. Showing access
Flexible windows, short notice, pets and tenants arranged, lockbox where appropriate.
12. Market check
Compare your days on market with current local data: in Sep 2026, Cape Coral took a median 48 days to contract, with 4.9 months of supply.
Why getting it right the first time matters (Cape Coral): 20.9% of homes for sale had an expired, withdrawn or terminated listing in the past 12 months, and 53% of those came back at least 3% lower. Homes that sold on their first listing went under contract in a median of 49 days. Homes that sold only after relisting spent 222 days listed in total and sold about $34,950 below their first asking price (this doesn't prove cause). Sellers are asking 5.9% more per sq. ft. than recent buyers paid.
