Should I switch realtors if my house isn't selling?
Before you switch realtors, the best first step is a direct conversation with your current agent about price, buyer feedback and the plan, and a careful read of your listing agreement so you know your options. The goal is a fresh, data-based plan, not blame.
I'm Frank Glaab, P.A., with Epique Realty in Cape Coral. This post is neutral, general information, not legal advice. Every agreement is different.
Should I talk to my current agent first?
Yes. Many slow sales come down to price, condition, presentation or access, and your agent knows your showing history and feedback. Questions worth asking:
- How does our price compare with closed sales from the last 60 to 90 days that match my water type, pool, roof age and size?
- What patterns are we seeing in showing feedback?
- Can we improve photos, a floor plan or a video tour?
- Is showing access limiting traffic?
- What's the plan for the next 30 days?
For context, Cape Coral homes went under contract in a median of 48 days in September 2026 (Worthington Realty, Florida Gulf Coast MLS data for September 2026, as of Oct 10, 2026), and 40.3% of Cape Coral homes had a price drop in the 3 months ending September 2026 (Redfin, 3 months ending September 2026). A slow sale is common right now and isn't automatically anyone's fault.
Can I switch realtors as a seller?
It depends on your listing agreement. Some agreements allow cancellation under certain conditions, some require a written release, and some include terms that continue after the agreement ends. Read the agreement carefully, and if you're unsure, ask a real estate attorney.
If your listing has already ended, you're generally free to choose who you work with next.
Can I cancel my listing agreement?
Look for these sections in your agreement:
- Term: the start and end dates.
- Cancellation or withdrawal terms.
- Any provisions that continue after expiration or cancellation.
Is it bad to switch realtors?
Not inherently. What matters is whether your next step is built on current data and a clear plan. Whatever you decide, focus on price, condition, presentation and access. My full checklist can help you ask the right questions, and my post on Cape Coral home price cuts adds pricing context.
