Why is my house not selling after a price reduction?
Your house may still not be selling after a price reduction because the new price still doesn't line up with the right comparable sales, or because something other than price, like condition, photos or showing access, is holding buyers back. A price cut only works when it lands in the right place.
I'm Frank Glaab, P.A., with Epique Realty in Cape Coral, and this is one of the most frustrating spots a seller can be in. Here's how to think it through.
Am I the only one cutting my price?
No. According to Redfin, 40.3% of Cape Coral homes had a price drop in the 3 months ending September 2026 (Redfin, 3 months ending September 2026). Price reductions are common right now, which means buyers are watching closely and comparing carefully. I cover the bigger trend in Cape Coral home price cuts: fall 2026.
Did my price cut match the right comparables?
In Cape Coral, "comparable" means more than square footage. Buyers and appraisers look at:
- Water type: Gulf access, freshwater or dry lot.
- Route to open water: bridges, locks and travel time to the Gulf.
- Pool, roof age and overall condition.
- Closed sales from the last 60 to 90 days, not active listings.
If the cut moved you closer to the wrong comparables, buyers may still see the home as overpriced. Worthington Realty also reports that, over the last 120 days, sellers were asking 5.9% more per square foot than buyers actually paid (Ask-Bid Gap, Worthington Realty, as of Oct 1, 2026). That gap is why a small cut sometimes doesn't change much.
If the price is right, what else could it be?
Once the price is in line, look at the other levers:
- Condition: older roofs, seawall questions and deferred maintenance can make buyers hesitate.
- Photos and online presentation: many buyers are shopping from out of state.
- Showing access: tight windows or short-notice rules can cut traffic.
- Paperwork: having flood zone details, an elevation certificate and wind mitigation and 4-point reports ready answers insurance questions early.
Should I cut the price again?
Not automatically. Start with an honest review of recent closed sales and buyer feedback. If your home is listed, talk with your current agent about what the feedback and data show. My full checklist walks through each factor.
FAQ
Why is my house not selling after a price reduction?
Usually the new price still doesn't match closed comparables, or condition, presentation or access is the real issue.
How big should a price reduction be?
There's no universal number. It should be based on recent closed sales that match your home's features.
Will another price cut hurt me?
Repeated small cuts can feel like chasing the market. A data-based review before each change helps.
