Should you cut your Cape Coral home's price in fall 2026?

by Frank Glaab

Only if your home has sat past the local norm without strong showings or offers: in the three months ending September 2026, 40.3% of Cape Coral homes for sale had a price drop, yet homes that sold still closed at a median 96.9% of list price, according to Redfin. I’m Frank Glaab, P.A., a Realtor with Epique Realty in Cape Coral, and here’s how I’d think about pricing and price cuts this fall for dry-lot, freshwater canal and Gulf-access waterfront homes in Southwest Florida.

How common are price cuts in Cape Coral right now?

Very common, but less common than a year ago. Redfin reports that 40.3% of Cape Coral homes had a price drop in the three months ending September 2026, down 5.0 points from a year earlier. Across the Cape Coral–Fort Myers metro, 19.3% of September 2026 listings had a price cut that month, per Realtor.com’s listing data. So a cut alone doesn’t mark a home as a problem.

Are buyers still paying close to asking price?

Yes, when the price is right. Redfin shows Cape Coral homes sold for a median 96.9% of list price over those three months, up 0.6 points from a year earlier, and 12.7% sold above list. Worthington Realty’s Florida Gulf Coast MLS data shows September 2026 sellers received a median 97.4% of their final asking price.

How long should a Cape Coral home take to sell?

Redfin’s median was 68 days on market for the three months ending September 2026, down from 81 a year earlier. Worthington’s September figure was a median 48 days to contract, with 4.9 months of supply. If you’re well past those numbers with few showings, the market is usually telling you something about price, condition or presentation. About 20.9% of Cape Coral homes for sale as of Oct. 1, 2026 had already been listed once in the past year (Worthington).

Do mortgage rates change how I should price?

They shape what buyers can afford. Freddie Mac’s average 30-year fixed rate was 7.40% the week of Oct. 15, 2026, up from 6.27% a year earlier. Higher payments make buyers price-sensitive, so homes priced against current closed sales, not a neighbor’s asking price, tend to draw the first wave of showings.

What should sellers do before cutting the price?

  • Check the comps again. Compare your home to recent closings with the same water type (Gulf access, freshwater or dry lot), bridge situation, pool, roof age and flood zone.
  • Fix the first impression. Lead photo, description and showing access often matter as much as a small price change.
  • Make one meaningful move. Several small cuts can look like chasing the market. One adjustment based on real comps usually works better.
  • Consider buyer incentives. A rate buydown or closing-cost credit can help a buyer’s monthly payment at 7.40% rates.
