Why isn't my house getting showings?
If your Cape Coral house isn't getting showings, the cause is usually one of three things: how the home looks online, how the price compares with the competition, or how easy it is to schedule a showing. All three can be improved.
I'm Frank Glaab, P.A., with Epique Realty in Cape Coral. Here's where I'd look first.
Is my online presentation turning buyers away?
Almost every buyer sees your home online before they ever see it in person, and many Cape Coral buyers are moving from out of state. That makes your listing photos and details your first showing.
- A strong first photo. It does most of the work.
- Bright, clear photos of every main room and the outdoor living space.
- A floor plan and a video tour for buyers who can't visit right away.
- Drone or water-view shots for waterfront homes.
- Clear water-access details: Gulf access or freshwater, bridges or locks, and the time it takes to reach the Gulf.
Is my price keeping buyers from scheduling?
Buyers search by price range. If your home looks like less value than others at the same price, they skip it. Over the last 120 days, Cape Coral sellers were asking 5.9% more per square foot than buyers actually paid (Ask-Bid Gap, Worthington Realty, as of Oct 1, 2026). Comparing your price with closed sales that match your home's features tells you where you stand. My post on Cape Coral home price cuts this fall goes deeper.
Is my home hard to show?
The easier your home is to see, the more buyers will see it. Showing traffic can drop because of:
- Tight showing windows or long advance-notice rules.
- Pets that need to be arranged around.
- Tenant-occupied homes with limited access.
- Frequent declined or rescheduled requests.
If your home is listed, talk with your current agent about whether access could be loosened.
How long should I wait before worrying?
In September 2026, Cape Coral homes went under contract in a median of 48 days (Worthington Realty, Florida Gulf Coast MLS data for September 2026, as of Oct 10, 2026). If your home has had very few showings over several weeks, it's worth reviewing presentation and price now rather than waiting. My full checklist can help.
FAQ
How do I get more showings on my house?
Improve photos and details, price against closed comparables, and make showings easy to schedule.
Does the first photo really matter that much?
Yes. It's often what decides whether a buyer clicks.
No showings in two weeks. Is something wrong?
Not necessarily, but it's a good time to review presentation and price.
