Has my house been on the market too long? Cape Coral timelines for 2026
A Cape Coral house has likely been on the market too long when it's well past the local median of 48 days to contract (September 2026, Worthington Realty, Florida Gulf Coast MLS data for September 2026, as of Oct 10, 2026) without steady showings or offers. At that point, it's usually time for a fresh review of price, condition and presentation.
I'm Frank Glaab, P.A., with Epique Realty in Cape Coral. Here are the local timelines to measure against.
How long should a house be on the market in Cape Coral?
Different sources measure this differently, so it helps to know which number you're looking at:
- 48 days median to contract, September 2026, down from 60 a year earlier (Worthington Realty, Florida Gulf Coast MLS data for September 2026, as of Oct 10, 2026).
- 68 days median days on market, 3 months ending September 2026 (Redfin, 3 months ending September 2026).
- 4.9 months of supply in September 2026 (Worthington Realty, Florida Gulf Coast MLS data for September 2026, as of Oct 10, 2026). About six months is often considered balanced.
Well-priced, well-presented homes are selling. Buyers simply have time to compare.
Why are houses sitting on the market right now?
Buyers are selective, and many sellers are still pricing above what buyers pay. Over the last 120 days, Cape Coral sellers were asking 5.9% more per square foot than buyers paid (Ask-Bid Gap, Worthington Realty, as of Oct 1, 2026). As of Oct 1, 2026, 501 Cape Coral listings had been on the market 180 days or more (Worthington Realty).
What happens when a house is on the market too long?
A long time on the market can work against a home:
- Buyers may wonder what's wrong with it.
- Some buyers expect more room to negotiate.
- Homes that sold only after relisting spent a median of 222 total days on the market and sold for a typical $34,950 below their first asking price, compared with a 49-day median for homes that sold on their first listing (closings in the 120 days through Oct 1, 2026, Worthington Realty). Worthington notes the groups differ, so this doesn't prove cause and effect.
What should I do if my home has been sitting?
- Compare your price with closed sales that match your water type, pool, roof age and size.
- Look for patterns in showing feedback.
- Refresh photos and gather insurance paperwork.
- If your home is listed, talk with your current agent about a plan.
