Showings but no offers: what Cape Coral buyers are telling you
Showings but no offers usually means your marketing is doing its job, but buyers feel the price doesn't match the home's condition or the other Cape Coral homes they toured. The good news is that showings give you feedback you can act on.
I'm Frank Glaab, P.A., with Epique Realty in Cape Coral. Here's how to read what buyers are telling you, even when they don't say it out loud.
Why am I getting showings but no offers?
Buyers are comparing your home with every other home they saw that week. In Cape Coral, there were 4.9 months of supply in September 2026 (Worthington Realty, Florida Gulf Coast MLS data for September 2026, as of Oct 10, 2026), so buyers have options and time. If they're walking through and moving on, something in the price-to-condition balance isn't clicking.
What questions are Cape Coral buyers asking?
In Southwest Florida, the most common concerns I hear about are practical:
- Roof age: an older roof can affect insurability and insurance cost.
- Seawall condition on waterfront homes.
- Insurance and flood costs: buyers want to know what they're getting into.
- Water access: Gulf access versus freshwater, bridges and travel time to open water.
- Deferred maintenance that adds to a buyer's to-do list.
Having your flood zone information, elevation certificate and wind mitigation and 4-point reports ready answers many of these before they turn into objections.
How do I read showing feedback?
- Look for patterns. One comment is an opinion. Three similar comments are information.
- Separate fixable from unfixable. You can repair, clean, declutter or gather documents. You can't change your lot or location, so price for those.
- Watch for "nice home, but..." That "but" is usually the key.
If your home is listed, ask your current agent to share feedback and talk through the pattern together.
Is it the price or the house?
Often both. Over the last 120 days, Cape Coral sellers were asking 5.9% more per square foot than buyers paid (Ask-Bid Gap, Worthington Realty, as of Oct 1, 2026). When buyers see a home that needs work priced like one that doesn't, they tend to wait. Fix what you can, and price for what you can't. My full checklist covers each factor.
FAQ
Lots of showings but no offers. Is my price too high?
It's the most common reason, but condition and insurance questions often play a part.
How many showings before I should get an offer?
There's no set number. Look at feedback patterns rather than counting showings.
Should I make repairs or lower the price?
Fix easy, visible objections. For bigger items, compare the cost with what recent closed sales suggest. See my price-cut post for more.
