How much do 7.28% mortgage rates add to a Cape Coral home payment?
At the 7.28% average 30-year rate reported the week of Oct. 1, 2026, a median-priced Cape Coral home costs about $2,079 a month in principal and interest with 20% down, roughly $190 more per month than a year ago. I'm Frank Glaab, P.A., a Realtor with Epique Realty in Cape Coral, and here's what the jump in mortgage rates means if you're buying, relocating or selling in Southwest Florida this fall.
How much have mortgage rates gone up?
Freddie Mac's weekly survey shows the average 30-year fixed rate rose every week in September: 6.66% on Aug. 27, then 6.71%, 6.76%, 6.95% and 7.03%, reaching 7.28% on Oct. 1, 2026. A year earlier (Oct. 2, 2025) it was 6.34%. The 15-year fixed averaged 6.60% on Oct. 1. These are national averages; your own rate depends on your credit, down payment and loan type.
What does that mean for a Cape Coral payment?
Redfin reports a Cape Coral median sale price of $379,749 for the three months ending August 2026, up 5.8% from a year earlier. With 20% down ($303,799 loan) on a 30-year fixed loan, principal and interest works out to:
- 6.34% (a year ago): about $1,888 a month
- 6.66% (late August): about $1,952 a month
- 7.28% (now): about $2,079 a month
That's about $126 a month more than in late August and about $190 a month (roughly $2,280 a year) more than a year ago, before property taxes, insurance or any HOA fees. My math is a standard loan calculation, not a lender quote.
Is the Southwest Florida market shifting to help buyers?
Partly. Realtor.com's September 2026 data for the Cape Coral-Fort Myers metro (Lee County) shows 9,173 homes for sale, down 14.1% from a year ago, while homes under contract rose 5.5% to 2,273. The median list price was $379,900, down 5.0% from a year earlier, 19.3% of listings had a price cut, and the median home sat 91 days on market. In Cape Coral, Redfin shows homes selling for 96.9% of list price on average (three months ending August). In plain terms: there's still room to negotiate, but fewer homes are on the market than last year.
What should buyers do right now?
- Re-run your pre-approval. A budget set in August may not stretch as far at 7.28%.
- Ask your lender about rate locks and points, and compare a 15-year loan if the payment fits.
- Price in insurance early, especially for waterfront and Gulf-access homes. Citizens Property Insurance says that starting Jan. 1, 2027, its home policies with wind coverage must also carry flood insurance.
- Relocating? Get quotes before you fly in to tour, so the full monthly cost isn't a surprise.
What should sellers do?
