Did Cape Coral home prices drop in September 2026?
No. Cape Coral’s September 2026 median sale price was $364,950, up 2.8% from $355,000 a year earlier, according to Worthington Realty’s Florida Gulf Coast MLS (FGCMLS) data as of Oct. 10, 2026. I’m Frank Glaab, P.A., a Realtor with Epique Realty in Cape Coral, and here’s what the newest monthly numbers mean if you’re buying, selling, relocating or looking at waterfront and Gulf-access homes in Southwest Florida.
Did Cape Coral prices fall from August to September?
Month to month, yes: the all-homes median slipped from $380,000 in August to $364,950 in September. Year over year, no: September was the fifth straight month above the same month a year earlier (May through September). Single-family homes, about nine in ten Cape Coral sales, sold for a median $380,000, up 4.1% from September 2025. Price per square foot was $212, down 1.4% year over year, after larger homes closed in the mix.
Is Cape Coral a buyer’s market right now?
Citywide, it looks more balanced than a deep buyer’s market. Active listings stood at 2,475 at the end of September, down 17.8% from a year earlier. Months of supply was 4.9, down from 6.6 in September 2025. Homes that sold went under contract in a median 48 days, down from 60 a year earlier. Sellers received a median 97.4% of their final asking price. Buyers still have room to negotiate on homes that have sat or been relisted—about 20.9% of Cape Coral listings as of Oct. 1 had been listed before in the past year—but inventory is tighter than last fall.
What about the wider Southwest Florida market?
Regional active listings rose for the first time in nearly six months, from 14,168 in September to about 15,300 in early October, an 8% jump (RE/MAX Realty Team market note, Oct. 7, 2026). Even after that rebound, inventory remained well below the February 2026 peak. Lee County supply was roughly 5.3 months. Seasonal buyer traffic usually picks up as snowbirds return, so October’s extra listings may not sit forever.
What should buyers and sellers do with these numbers?
- Buyers: Shop by total monthly cost—principal, taxes, wind and flood insurance—especially on canal, Gulf-access and new-construction homes. Check listing history before treating a “new” listing as fresh.
- Sellers: Price to recent neighborhood closings. Homes that sold on the first listing took a median 49 days to contract over the 120 days through Oct. 1; relisted homes took far longer and typically sold below their first ask.
- Relocating? Use September’s $364,950 city median as a starting point only. Waterfront and Gulf-access pricing varies sharply by canal type, seawall and insurance.
